Mombasa Road… The Place To Be!

Mombasa road is host to a long list of residential estates, beginning close to Nairobi CBD in Nairobi West, South B/C, Imara Daima, Syokimau, Mlolongo, all the way to Athi River. It serves as an extension of/to Namanga road, which hosts Kitengela and runs into Isinya, Namanga, and the larger neighborhoods.

One of the key reasons the suburbs along Mombasa road are popular is due to the relatively lower pricetags for properties, both developed and undeveloped. The second reason is the general set-up of standalone homes, or low and mid-density estates, allowing for reasonably generous garden spaces & common green areas/playgrounds, while still observing reasonable prices. This is as opposed to areas such as Kilimani, Westlands, Parklands where due to scarcity of land, and high prices for the available pieces, developers are obliged to build vertically-influenced developments to balance out property prices and achieve/maximize their returns.

Property search is (ought to be) a very personalized affair, whether you’re looking to buy or let. All considerations should focus on the security, convenience, and well-being the property brings the owner. The other key consideration, which to me is actually the most influential, is finances/ purchase power.

Many times I’ve spoken to clients in search of property (especially for sale) and I get very interesting feedback and comments. The most common is; Mombasa road is too far! even before divulging what part of the region we’re discussing.

I’ve always wanted to understand; where is Syokimau/Athi River/Kitengela far from? Everyone is entitled to their opinion in their judgment of where they stay, but it should also be backed by reason.

It’s the year 2022! Tentacles of growth and modernization have really spread far and wide. So has technology. We’re no longer in the days when we were required to commute to Nairobi CBD to carry out a bank transaction, access a Government service, or find a hospital/health service, etc. Service providers across various industries; health, education, retail/shopping, banking, entertainment, and even Government services now have offices, branches, and centers pretty much anywhere and everywhere in their attempt to keep up with the competition, enjoy a share of the market, and deliver satisfaction to their loyal customers.

Notably, too, Mombasa road and its periphery is largely an industrial and manufacturing zone, a sector that is a huge provider of direct and indirect employment to large masses of Kenyans. As such, these masses of people would most likely feel comfortable living within or very close to these neighborhoods.

To support the above observation further is the expansion and improvement of road networks which ease access to and use of areas attached and associated with Mombasa road. The most notable is the recently launched Nairobi Express Way, which provides for fast movement adjoining this zone to the Nairobi CBD and other business hubs such as Westlands, to as far as Limuru and its neighborhood. There’s also the SGR line as well its earlier version, both of which serve this locality sufficiently.

There are numerous notable businesses that have already been set up in this region, for quite a long time. I can only mention a few. There’s the JKIA, which is a key attraction to players in the logistics business. The manufacturing, processing, and packaging business is largely represented in the ICD area near Imara Daima as well as the industrial area near the airport along Airport-North road. Sameer Business Park is a notable hub hosting a variety of retail businesses and offices. General Motors is right off Mombasa road. Going further down, the road is dotted with Industries (KAPA Oil Refinery, MRM, Doshi Group, Devki Group, Nation Printers, Mastermind Tobacco), Shopping malls (Capital Centre, Nextgen Mall, Gateway Mall, Signature Mall), Hotels (Eka, Ole Sereni, Hilton Garden Inn, 67 Airport Hotel, Lukenya Getaway, Maanzoni), Schools (Riara at Imara Daima, Anthena School, St. Bhakita School, Citam Schools, Lukenya International School, Kitengela International School), Hospitals (Nairobi West hospital, Aga Khan Medical Center, Mater Hospital, Mariakani Cottage Hospital).

Undoubtedly, everyone has their own reasons for preferring a particular region as their residence. This choice can’t be a one-fit-all situation, no matter what we think of any neighborhood, anywhere.
